Property Notices of Value in Bernalillo County: What You Should Know

If you own property in Bernalillo County, there’s an important update you need to know. The Bernalillo County Assessor’s Office announced that the 2025 Notices of Value (NOV) will be sent out on May 1 this year — about a month later than usual.

Normally, property owners receive their NOVs by April 1, but some important changes to veterans’ exemptions in state law caused a delay. The New Mexico Property Tax Division approved moving the mailing date to May 1 to make sure everything is done correctly.

Assessor Damian Lara explained that the delay is a small inconvenience to ensure veterans get the full exemption they deserve under the new law.

What’s New for Veterans?

Good news for veterans! For the 2025 tax year, the property tax exemption for veterans has increased. It used to be $4,000 off the taxable value of a property, but now it’s $10,000.

This change helps lower the amount of property tax that veterans have to pay, making a meaningful difference for those who have served.

What Is a Notice of Value (NOV)?

The NOV tells property owners two important things:

  • The assessed value of their property
  • The taxable value used to calculate their property taxes

It helps property owners understand what their taxes will be for the year. However, the Bernalillo County Treasurer’s Office is the one that actually sends out the tax bills and collects payments later on.

How to Protest Your Property Value

If you think the assessed value of your property is wrong, you have the right to challenge it. You must file a protest within 30 days after May 1 — which means by May 31, 2025.

Starting May 1, you can file a protest online by visiting the Bernalillo County Assessor’s website at BernCo.gov/Assessor.
